Every aspiring investor asks the same question…what’s better at growing wealth, property or stocks? Obviously, people DO make money with stocks…but it’s not without SERIOUS risk. There were 14 ‘bear markets’ between 1946-2016…this means the market crashes EVERY 4-5 YEARS.
That’s not the kind of risk I like to take with my money. It’s more like gambling than investing, especially for casual traders who aren’t heavily researching each position they take. In general, it’s much easier and less volatile to invest in residential real estate (for those who use the correct methods).
What makes residential property such a powerful wealth creation tool? First of all, there are substantial tax benefits for investors. My clients often save between $5k-$15k in tax every YEAR. There are also ways to use rental income and tax credits from an investment property to pay off a personal residence faster – saving you up to $50k-$100k in interest payments over the life of the mortgage.
That’s not all – a high quality investment property should easily achieve 5% capital growth per year. This means a $500k property should increase by around $300k over the span of 10 years!

Setting up a cash buffer inside the investment plan can help eliminate these risks for you.

Prior to investing in property a full review of your personal position should be made. If you lose your job having a pre-set cash buffer inside your finance structure in your investment plan can help eliminate these risks for you. Property investing is a long term plan and short term issues like job loss need to be factored in. Worst case scenario is you could always sell the property if you needed to.
Investing in property, stock-markets, managed funds, businesses and the like all come with risk. Your goal is to minimise the risk by being financially stable, choosing a low risk strategy, having someone to guide and educate you on where to buy and what to buy and having a cash buffer so you sleep at night. The biggest risk of all could be doing nothing and ending up on the pension! If the pension even exists? The Australian property market has never dropped 50% overnight like the stock-markets do!
Firstly, you must look to buy properties in areas where vacancy rates are low and buy the properties that tenants want to live in. Secondly your finances should be structured in such a way that you have a cash buffer under your loans to cover you for any periods of rental vacancy if your finances allow for it.
If you are investing in the right area and buying the right type of property you should attract good tenants. With anything in life you may experience a bad tenant over time. I have had just one bad tenant in over 20 years of investing. I help my clients hire a professional property manager who can handle the day to day management of your property so that it is a hands-off investment for you. If you do have a bad tenant experience we make sure you have the right Landlords Insurance in place so you can eliminate the risk and cover any damage or rent defaults.
